The doors a beach business actually runs on
A shop, restaurant, office or rental-management storefront in Panama City Beach usually has three or four openings that matter: the glass front entrance, a back-of-house door to the alley or service corridor, an office or stockroom door inside, and sometimes a gate or utility enclosure. They fail in different ways and they need different hardware, and the reason a general residential visit rarely fixes a commercial problem is that almost none of these doors take the hardware a house takes.

Narrow-stile aluminium doors — and why they are their own trade
The typical commercial glass entrance is an aluminium frame with a stile — the vertical rail on the lock side — that may be only a couple of inches wide. There is not enough metal there for a residential deadbolt, so the hardware is built to a completely different pattern. What goes in instead is generally a narrow backset deadlock throwing a hook-shaped bolt into the frame or, on a pair of doors, into the opposite leaf. The hook is not decorative: on a door that can be pried or sprung slightly, a hook resists being forced back in a way a straight bolt cannot.
These doors also hang differently. Many pivot at top and bottom rather than swinging on hinges, and the bottom pivot sits in the threshold where it collects grit and water. When a beach storefront door starts scraping, dropping at the latch edge or refusing to line up with its strike, the pivot or the top arm is usually the culprit — and adjusting the lock to compensate for a sagging door only hides the problem until it gets worse.
The practical version: if your glass door needs a shove or a lift to lock, do not force it. Something mechanical has moved, and the cheapest moment to correct it is before the bolt starts chewing into the frame.
Mortise cylinders and rim cylinders: what the difference means to you
Nearly every commercial lock separates the keyed part — the cylinder — from the mechanism it operates. This is deliberate. It means the cylinder can be changed, rekeyed or upgraded without replacing the whole lock, which is why commercial rekeying is usually far less disruptive than people expect.
A mortise cylinder is a threaded barrel that screws into the lock body, with a small cam on its back that turns and drives the mechanism. Length matters: the cylinder must sit flush with the escutcheon, and one that is too long protrudes and is easier to attack, while one too short will not reach the cam. A rim cylinder mounts through the door from the inside and drives a tailpiece — a flat metal tongue — into the back of the lock. You find them behind many exit devices and on surface-mounted night latches.
Why it matters when you call: telling us the door has a hook bolt and a mortise cylinder, or an exit bar with a rim cylinder on the outside, means the right parts come off the shelf and onto the van the first time. A photograph of the door edge and the lock face does the same job and takes ten seconds.
Exit devices and getting out without a key
Any door people are meant to leave through in a hurry needs hardware that opens with a push. That is the whole point of a panic or exit device: one motion in the direction of travel, no key, no thumbturn, no thinking. Life-safety codes generally require that occupants be able to exit without a key, a tool, or special knowledge, and that principle drives most of what is legitimate to do with a commercial back door.
Exit devices come in a few shapes. A rim device latches into a strike mounted on the frame above the door. A mortise-lock device drives a bolt into the frame edge. Vertical rod devices — surface or concealed — throw bolts up into the header and down into the floor, which is how a pair of doors with no centre post stays shut. Rod devices need periodic adjustment; when the top bolt no longer reaches its strike, the door looks locked and is not.
Outside trim is where the choices live. A device can be paired with a keyed lever or pull for entry, an alarmed cover, an exit-only blank plate, or a delayed-release module. What is never acceptable is anything that stops the door opening from the inside — chains, secondary padlocks, slide bolts added by a well-meaning night manager. If a door needs to be secure and staff need to get out, that is a hardware problem with a proper hardware answer, and we would rather sell you the right device than watch a padlock go on.
Door closers: the part nobody looks at until it hurts
Half the "our lock is broken" calls from restaurants and shops are actually closer calls. A closer is a hydraulic arm that shuts the door at a controlled speed. It has separate adjustments for the main sweep across most of the arc, for the final latching push in the last few inches, and often for backcheck, which stops the door being flung into the wall. A closer that has lost its latch speed will bring the door almost shut and leave it resting against the frame, unlatched, all night. The staff swear they locked it. The door says otherwise.
Fluid leaks are the other common failure — an oily film down the door under the closer body means it is finished, not adjustable. On the coast, doors that face the water take a beating from wind pressure, and a closer sized for an interior office will not survive on an entrance that catches a Gulf gust every time it opens.
Adjusting a closer properly takes a few minutes and a screwdriver, and it is one of the highest-value things we do on a routine visit, because a door that latches every time on its own removes an entire category of security failure caused by nobody in particular.
Master keying: one system instead of a pocket full of keys
Master keying is a way of building a set of locks so that a single key opens a defined group, while each lock also has its own key that opens nothing else. Done well, an owner carries one key, a shift manager carries a key that opens the front, the office and the stockroom but not the safe room, and a seasonal employee carries a key that opens exactly one door.
Done badly, it becomes a mess within two years: keys that were "temporary" are still out there, doors get replaced with mismatched hardware that will not accept the system, and nobody can say which key opens what. The fix is boring and effective — a written schedule of which key opens which door, kept by the owner and updated whenever anything changes.
Two design decisions are worth making up front. First, how many levels the system needs; every extra layer of hierarchy adds complexity and reduces the number of usable key combinations. Second, whether the keyway should be restricted — a keyway whose blanks are not sold over the counter, so a departing employee cannot simply walk into a shop and copy their key. Restricted systems cost more per key and are worth it anywhere staffing changes with the season.
Employee turnover: rekey, re-core, or replace
A key not returned is not a crisis, but it is a decision. There are three honest answers and the right one depends on the opening.
Rekeying changes the internal pins so the old key no longer works and a new key does. The lock, the door and the finish stay exactly as they are. It is the usual answer for most commercial cylinders and it is quick.
Re-coring applies where the locks use interchangeable cores — a cylinder that pops out with a special control key and swaps in seconds. Businesses with real turnover benefit enormously from this: a whole building can be changed over in an hour without a single tool touching a door, and the removed cores can be re-pinned later and reused.
Replacing is for hardware that has failed, is worn past service, or is too weak for the door it is on. It is also the moment to fix an inheritance — if the shop came with residential-grade hardware on a commercial door, turnover is a good excuse to put the right thing on.
Whichever you choose, change the outdoor and back-of-house openings together rather than one at a time. A back door that still takes the old key makes the front door rekey mostly ceremonial.
Key control is a habit, not a product
The hardware only holds up if somebody keeps records. Who holds which key. When it was issued. When it came back. A single sheet of paper in the office does more for a small business than any upgrade, because it converts "someone might still have a key" into a fact you can check.
Pair that with a rule about who is allowed to authorise a lock change. In an owner-operated shop that is obvious. In a leased unit it may involve the landlord, and in a franchise it may involve a regional office. Sorting that out on a quiet Tuesday is far better than discovering it at seven in the morning when the shop cannot open.
What drives the shape of a commercial job
The variables are the door type, the hardware already fitted, how many openings are involved, whether parts are standard stock or have to be ordered, and whether the work happens during trading hours or after close. Commercial parts have far more variation than residential ones — cylinder lengths, cam types, device functions, closer sizes — so the more you can tell us up front, the more likely the van arrives complete.
